One of the most common reasons for a visa D refusal is the lack of a reliable residential address in Bulgaria. The same applies when it comes to rejections for issuing a long term residence permit. Many foreigners don’t realise the importance of securing a suitable accommodation in Bulgaria. They believe that paying some shady “agent” a small fee will be enough to prove to the immigration authorities that they have a suitable accommodation in Bulgaria. Things don’t work like that anymore however, especially after Bulgaria joined the Schengen area.

The accommodation that the foreigner declares that he will be living in when applying for visa D or residence permit must meet some strict criteria. If the authorities have any reason to believe that any of these criteria is not met, the visa or residence permit will be rejected. In most cases, the immigration authorities will visit the declared address to verify whether the foreigner genuinely intends to live there after receiving the visa or residence card.

What sort of accommodation (address) you need in Bulgaria to keep the immigration authorities “happy”

Here are the key requirements that your accommodation in Bulgaria must meet:

  1. The accommodation must be used by a few people only. You can’t provide an address of a two bedroom flat to the immigration authorities, where there are 12 people registered;
  2. If possible, no other foreigners should be registered on the same address. Otherwise the immigration authorities will probably think that the address is used for smuggling immigrants into the country;
  3. There should be no cases of foreigners, who have provided the same address and have had their visa rejected in the past;
  4. The accommodation, if possible, should be located in a prestigious area, preferably in Sofia or other big city. If you provide an address in a small village with a few inhabitants, for example, your visa D application will most likely be rejected. The same applies if you declare an address in an area with a high crime rate;
  5. The accommodation should be in a building where the neighbours are likely to speak positively about the landlord (property owner). If previous tenants had conflicts with the neighbors, the neighbors may dislike a foreigner living there. They might give negative feedback to immigration officers during on-site checks.

The above are the five golden rules when selecting an address for your visa D application. If you are on a very low budget and cannot afford suitable accommodation, Bulgaria may not be the right choice. There may be other options outside the EU that are more affordable and suitable for you.
